Mein Weg verlief von der Baustelle über die Projektentwicklung bis in die strategische Führung eines Immobilienbereichs. Jede Station hat meinen Blick auf Gebäude erweitert: vom Rohbau über die Vermietbarkeit bis zum Wert, den eine Immobilie über ihren gesamten Lebenszyklus erzielt.
Ich habe als Bauleiter im Hoch- und Industriebau begonnen und danach im Tiefbau gearbeitet. Bei der Ingenieur Management Consult verantwortete ich Projekte der Schieneninfrastruktur. Der Höhepunkt dieser Jahre war die Inbetriebnahme des Lötschberg-Basistunnels 2005. Ich plante und steuerte die Inbetriebnahmeprozesse im Auftrag der BLS AlpTransit, koordinierte Fachgruppen wie Bahnfunk, Oberleitung und Notfallmanagement und taktete die voneinander abhängigen Testprozesse.
Dabei habe ich gelernt, dass große Projekte an ihren Schnittstellen scheitern und dort auch gelingen. Wer die Abhängigkeiten zwischen den Beteiligten früh sichtbar macht, behält Termine und Kosten im Griff.
Bei der Q-Park GmbH & Co. KG in Düsseldorf kam die Immobilienseite hinzu. Neubau, Sanierung und Leasing wurden zum Fundament meiner Arbeit, ergänzt um Akquisition und Asset Management. Ein Schwerpunkt war das Geschäftshaus mit Tiefgarage in Fulda: Die Immobilie wurde vollständig vermietet und verkauft, die Tiefgarage termin- und budgetgerecht fertiggestellt. Parallel betreute ich Arbeiten an über 100 Parkhäusern in Deutschland.
Ab 2012 verantwortete ich bei der Main Asset Management GmbH Projektentwicklungen in Frankfurt und Bonn und das Value Engineering für ein Portfolio mit rund €2 Mrd. verwaltetem Vermögen. Bei der Damian Werner GmbH führte ich als Technischer Direktor die Innenausbaugewerke und gewann einen Büroinnenausbau in Frankfurt mit einem Auftragswert von €2,24 Mio.
Bei STARK in Offenbach übernahm ich die Steuerung sämtlicher Bauaktivitäten des Konzerns. Neubau, Umbau und Instandhaltung an rund 250 Filialen in Deutschland lagen in meiner Verantwortung. Das Logistikzentrum in Magdeburg mit 30.000 m² und einem Investitionsvolumen von rund €28 Mio. realisierte ich termin-, budget- und qualitätsgerecht.
Organisatorisch war dies eine Phase des Strukturaufbaus. Ich führte vier Stellen in einer Position zusammen und schuf eine zentrale Organisation für Bau und Immobilienmanagement. Damit wurde aus einer Reihe einzelner Projekte ein steuerbarer Prozess.
Seit 2023 leite ich den Immobilienbereich der Dr. Rothenberger Holding. Er umfasst das Corporate Real Estate Management einschließlich der Immobilien des Family Office sowie Asset Management, Property- und Facility-Management. Akquisition, Projektentwicklung, Bau und Betrieb verantworte ich aus einer Hand.
Mein wichtigster Beitrag in dieser Rolle ist der Aufbau von Strukturen. Ich habe CREM-Strukturen eingeführt, die Projekt- und Dienstleistersteuerung standardisiert und die Transparenz zu Status, Kosten, Terminen und Risiken deutlich erhöht. Die Projekte reichen vom Logistikzentrum Alsfeld mit €125 Mio. über Büroobjekte in Frankfurt (€40 Mio. und €45 Mio.) und Winterthur (€60 Mio.) bis zu Vorhaben in Frankreich, Spanien und Österreich.
Über alle Stationen zieht sich ein Muster: Ich übernehme Verantwortung für Schnittstellen, die andere als Risiko sehen, und mache sie steuerbar. Die Ingenieurarbeit auf der Baustelle bildet die Grundlage für meine heutige Entscheidungsarbeit auf Portfolio-Ebene. Ich kenne beide Seiten und spreche beide Sprachen, die des Bauens und die des Investierens.

My career took me from the construction site through project development to strategic leadership of a real estate division. Each position broadened my view of buildings: from the shell, to lettability, to the value a property creates over its entire life cycle.
I started as a site manager in building and industrial construction and then worked in civil engineering. At Ingenieur Management Consult I was responsible for rail infrastructure projects. The high point of these years was the commissioning of the Lötschberg Base Tunnel in 2005. I planned and managed the commissioning processes on behalf of BLS AlpTransit, coordinated specialist groups such as railway radio, overhead line and emergency management, and sequenced the interdependent test processes.
I learned that large projects fail at their interfaces, and also succeed there. Making dependencies between the parties visible early keeps schedule and cost under control.
At Q-Park GmbH & Co. KG in Düsseldorf I added the property side. New build, refurbishment and letting became the foundation of my work, supplemented by acquisitions and asset management. One focus was the commercial building with underground car park in Fulda: the property was fully let and sold, and the car park was completed on schedule and within budget. In parallel I oversaw works at more than 100 car parks across Germany.
From 2012, at Main Asset Management GmbH, I was responsible for development projects in Frankfurt and Bonn and for value engineering across a portfolio with around €2 bn of assets under management. At Damian Werner GmbH, as Technical Director, I led the interior trades and won an office fit-out project in Frankfurt with a contract value of €2.24 m.
At STARK in Offenbach I took over control of all of the group's construction activities. New build, conversion and maintenance at around 250 branches in Germany fell within my responsibility. I delivered the 30,000 m² logistics centre in Magdeburg, with an investment volume of around €28 m., on schedule, within budget and to the required quality.
Organisationally, this was a phase of building structures. I merged four positions into one and created a central organisation for construction and real estate management. This turned a series of individual projects into a controllable process.
Since 2023 I have led the real estate division of Dr. Rothenberger Holding. It covers corporate real estate management, including the properties of the family office, as well as asset management, property management and facility management. I am responsible for acquisition, project development, construction and operations from one hand.
My most important contribution in this role is building structures. I introduced CREM structures, standardised project and service-provider management, and significantly increased transparency on status, costs, schedules and risks. Projects range from the Alsfeld logistics centre at €125 m. through office projects in Frankfurt (€40 m. and €45 m.) and Winterthur (€60 m.) to projects in France, Spain and Austria.
One pattern runs through all of these positions: I take responsibility for interfaces that others see as risks, and I make them controllable. Engineering work on site is the basis for my decision-making today at portfolio level. I know both sides and speak both languages: that of building and that of investing.
I want to manage properties so that they perform for decades: economically, technically sound and for the people who use them. To do that I combine project discipline with a strategic view, and that is where I see my strength as a leader.
